Who We Are

Mountains West Ranches sells land — real land in Duchesne County, Utah — to people who want to hunt on it, camp on it, build on it, or hand it down. Our buyers are truckers, tradespeople, retirees, off-grid families, and weekend outdoor warriors. About half speak Spanish at home. They don't buy because of a clever ad. They buy because they stood on the property, saw the lake, and realized simple owner financing made it possible.

We've been at this over 35 years. We own our inventory, we finance our own buyers, and we're rebuilding our marketing engine to be sharper than it's ever been. This role is the center of that rebuild.

What You'll Own

You report directly to ownership and work alongside our Senior Marketing Operations Manager, who runs paid social, HubSpot, and our automation stack. Your lanes:

• Google Ads — build and run paid search from the ground up. We're not capturing search intent today and it was once our #2 sales channel. Search-first, tight match types, negative-keyword discipline, landing pages that convert. This is the core of the job.
• Lifecycle marketing — email and SMS nurture in ActiveCampaign and HubSpot. Over half our sales come from leads a year or more old; the database is a channel and you'll run it — reactivating cold leads, keeping warm deals from backing out.
• Organic social — a steady, planned content cadence across our English and Spanish accounts.
• Radio — point of contact with stations on buys, scripts, and mentions; tune spots against tracked call volume.
• Direct mail — run the mailer campaigns end to end: list targeting, creative, Postalytics production, tracking.

Google Ads and lifecycle are the skill sets. Radio and mail run in bursts and are mostly vendor coordination.
